Capstone Development Partners Completes Residence Hall Phase III at Florida Polytechnic University
Delivered in a public-private partnership, Residence Hall Phase III Provides 430 Beds of Housing for the Florida Polytechnic University Campus

Florida Polytechnic University, Capstone Development Partners, and design-build team members including, Clancy & Theys, Design Collective, and Lunz Group, announced the opening of Residence Hall Phase III. Located on Florida Polytechnic University’s campus in Lakeland, FL, the apartments offer affordable, modern and convenient options to primarily sophomore students, but also junior and senior students attending the University.
The new student housing community was developed to support the University’s enrollment growth and retention of upper-division students. Through this new development, Florida Poly sought to improve the resident experience and enrich the campus culture and community experience. Collaborating with the University, the project team focused on sustainability, flexibility, community and technology in the planning and programing of the new residence hall. The new residence hall completes the first residential precinct in conjunction with Phase I and Phase II, fully enclosing the existing courtyard on one side, with ample undeveloped green space and pedestrian connections to the rest of campus on the other side. Inside Phase III, the new residence hall promotes connectivity and integrates distinct, flexible amenities such as lounge and study spaces for the students, which are intended to be complementary of the more active gaming and other amenities included in Phases I and II, encouraging residents of each building to engage with the broader on-campus residential community by utilizing the ground floor spaces of each hall as their own.

Residence Hall Phase III provides 430 beds of student housing in mostly one, two and four-bedroom suites as well as full apartments in a four-bedroom configuration. The ground floor program includes Residence Life offices for Florida Poly, as well as a multi-purpose room and social media studios.

The project team includes Clancy & Theys Construction as design-builder, Design Collective as lead designer and architect-of-record, and the Lunz Group as a local architect partner that led the interior design efforts. Capstone Management Partners provides facility maintenance, custodial and asset management services for the new student housing community, while also collaborating with the University on leasing and assignments. The residence hall was delivered through a public-private partnership between the University and Capstone. The project represents Capstone’s 7th public-private partnership in the State of Florida and 6th with the State University System of Florida.
