Josh has been instrumental in the development of student housing higher education P3s across the country, leading the development of more than 15,000 beds of student housing and mixed-use projects across the country. His portfolio spans campuses from Hawaii to Texas to Massachusetts, encompassing student housing communities as well as developments featuring dining, retail, parking, and academic uses. With more than two decades of real estate development experience, Josh has successfully guided complex university P3 projects from initial concept through student occupancy, helping institutions create transformative campus environments that support both student success and long-term institutional goals.
As Executive Vice President of Capstone’s P3 development program, Josh co-leads the firm’s national development efforts, providing strategic direction throughout every phase of the development process, including planning, stakeholder engagement, design coordination, budgeting, contract and governing agreement negotiations, construction oversight, and project delivery. He is recognized for his ability to navigate the complexities of university partnerships while aligning the interests of campus leaders, development partners, consultants, and project stakeholders to achieve successful outcomes.
In addition to his leadership at Capstone, Josh is a founding member of the Urban Land Institute’s (ULI) P3 North Texas Council and currently serves as Vice Chair of the ULI University Development and Innovation Council.
