Capstone Development Corp partnered with Southern Polytechnic State in 1997 to deliver the state of Georgia’s first student housing development to be delivered via a public private partnership. In 1997, the University had two existing residence halls but a majority of the student population was housed off-campus in market rate apartments near Atlanta. The Capstone team provided master planning services for 1,100 beds on a 38 acre site. Phase One of the housing delivered over 280 beds in suite-style housing, with the suites being divided evenly between a two and four bedroom configuration. The project financing was coordinated between Capstone, a separate tax-exempt foundation, the City of Marietta Development Authority and the Georgia Board of Regents. The new housing was completed in 1998.
