Capstone Development Corp teamed with Rochester Institute of Technology beginning in 1998 to deliver two phases of new housing for the RIT campus. The Capstone team provided master planning services to allow for multiple, flexible phasing of a 1,600 bed development, provide for the reuse of existing infrastructures such as roads and stormwater management systems, preserve existing trees by selectively demolishing existing housing and carefully replacing it with new housing. The two-story scale of the new housing creates a neighborhood type environment, providing for pedestrian circulation and parking within close proximity to the buildings. Phase I provides over 250 beds of housing in 4 bedroom/ 2 bath suites with a common area. Phase II, completed in 1999, houses an additional 500 students.
