In 2025, the University of Virginia selected Capstone Development Partners and its team of design and construction partners, including Elkus Manfredi Architects and a joint-venture construction team of Hoar Construction and Hourigan, to bring new upper-class housing to Grounds.
Scheduled to be completed for the fall term of 2027 and house approximately 780 students, the new residence hall project will feature apartment-style units. Located in the Emmet Ivy Corridor at the intersection of Copeley Road and Ivy Road, the new housing will provide three new residential buildings totaling 310,000 SF and reaching five and six stories in height. The new housing will also include a 19,000 SF dining and retail component.
This upper class housing project is a collaboration between UVA and Capstone Development Partners, who serves as a fee developer responsible for the design and construction of the buildings with project financing provided by the University.
